A HEPA-filtered negative-air machine attaches to the trunk line and pulls contaminants toward the filter — not into your home. This is what NADCA ACR 2021 actually requires; vacuum-the-registers does not meet the standard.
Each duct gets brushed and air-whipped while under negative pressure. Dust, dander, and debris release from the lining and travel to the HEPA filter. Trunk lines get the same treatment, not just the visible registers.
Clean ducts feeding into a dirty coil re-contaminate within months. We inspect both, clean what is accessible without HVAC certification, and flag what needs an HVAC tech if we find it.
Add dryer vent cleaning at $129 (vs. $189 standalone). Add UV light installation for the coil if your system is older. Both are optional, both are quoted upfront.

Shadow Creek Ranch, Silverlake, and Southern Trails were built rapidly between 2005 and 2018. During construction, drywall dust, fiberglass shed, and post-build debris settle into ductwork — and stay there until the first cleaning. Most Pearland homes built in that window have never had a complete duct cleaning. The first cleaning typically removes more debris than a 30-year-old home, because the older home has been cleaned at some point and the newer one has not. The implication: a "newer home" is not a reason to skip duct cleaning. It is a reason to schedule the first one.
