Saltillo Tile Cleaning
pH-neutral, Saltillo-safe extraction that lifts soil, grime, and surface buildup without dissolving the existing wax or topical sealer. Floors, courtyards, and stair treads.
Saltillo is unsealed Mexican clay tile, hand-fired, and one of the most porous floor surfaces in any Houston home. The wrong cleaner strips the wax. The wrong sealer locks moisture in. Pro-Fresh Houston cleans, strips, re-seals, and restores Saltillo tile using the chemistry it actually requires — not the same product line we use for ceramic or porcelain.

Saltillo tile lives a long life when it is treated correctly. Most of the floors we restore have been cleaned wrong for years. The good news: the tile itself is rarely the problem. The wax buildup, the wrong sealer, and the moisture trapped underneath are.
pH-neutral, Saltillo-safe extraction that lifts soil, grime, and surface buildup without dissolving the existing wax or topical sealer. Floors, courtyards, and stair treads.
Old wax yellows, scratches, and traps moisture underneath. We strip the existing finish completely and prep the tile for a fresh, breathable seal. Required before any meaningful re-sealing job.
Full deep clean followed by a Saltillo-specific impregnating sealer and topical wax. Restores the warm, hand-fired color and protects against Houston humidity, staining, and microbial growth.
For tile that has been damaged, scratched, deeply etched, or improperly sealed. Includes hand-honing where needed, grout cleaning, and a full re-seal. Returns Saltillo to original or better condition.
Saltillo is hand-fired terracotta clay, not quarried stone. It is hugely porous, never fully sealed by the manufacturer, and hostile to most off-the-shelf tile cleaners. In Houston's climate it absorbs moisture, develops efflorescence (the chalky white residue), and grows microbial colonies underneath improperly applied sealer. Pro-Fresh works with Saltillo as a specialty surface, not as a variation of ceramic. Wrong chemistry on Saltillo causes permanent damage. Right chemistry restores it.
Mexican restaurants, Mediterranean-style hotels, Spanish Colonial homes converted to office space, courtyard hospitality. High-traffic Saltillo takes a beating, and the wrong maintenance crew accelerates the damage. Pro-Fresh provides scheduled Saltillo maintenance programs, after-hours service for restaurants, and full restoration scopes with documentation for property management records.
In Houston's climate, most Saltillo floors need re-sealing every 2 to 3 years for residential use, and every 12 to 18 months for high-traffic commercial spaces. The humidity, foot traffic, and abrasive grit accelerate wear. We assess the existing seal during the initial visit and recommend the right interval for your specific floor.
Yes. Yellowed wax is one of the most common reasons clients call us for Saltillo work. We strip the existing finish completely with chemistry safe for the clay, then apply a fresh breathable seal. The hand-fired warmth of the original tile typically returns the moment the old wax is removed. Photo documentation before and after.
Saltillo is a specific type of Mexican terracotta — hand-fired in the town of Saltillo, in Coahuila, Mexico. It is a clay tile, not stone, which is why it requires different chemistry than ceramic, porcelain, or natural stone. All Saltillo is terracotta, but not all terracotta is Saltillo. We handle both.
That is efflorescence — moisture rising up through the porous clay and depositing dissolved salts on the surface as it evaporates. It is a sign that moisture is getting trapped underneath the existing sealer (or the floor was never properly sealed). Wiping it off does not fix the cause. We strip, dry, and re-seal with a breathable product that lets the tile release moisture without depositing salts.
Yes. Mexican restaurants, hotels with Spanish Colonial design, courtyard hospitality, and Mediterranean-style commercial properties are a regular part of our Saltillo work. We schedule after-hours service to avoid disrupting operations, and provide documentation for property management or franchise compliance records.
Pricing depends on square footage, condition, and scope (cleaning only, cleaning + re-seal, or full restoration with stripping). Most residential Saltillo cleaning + re-seal jobs in Houston fall between $1.50 and $4.00 per square foot. Restoration with full wax stripping is priced separately based on the existing buildup. Free on-site assessment, itemized written quote before we start.
A typical residential Saltillo cleaning + re-seal takes 1 to 2 days depending on square footage. Light foot traffic is usually fine 24 hours after the final seal coat. Heavy furniture, rugs, and full traffic should wait 72 hours for the sealer to fully cure. We give you a written timeline before we start.
